What are the HOA dues?
Remember with the January 1st, 2026 assessment increase you will need to change the amount being deducted from your bank or automatic bill payment service. If you have not already done so, it is not too late to make those changes. Please remember that the 2026 assessment has changed as follows:
Regular Assessments - $294.35 per quarter
Charter Member - $194.93 per quarter
Effective January 1, 2026, all payments should be remitted to Kings Charter through Stellar Community Management. If you have set up ACH debits or recurring payments through Associa, please stop them as soon as possible. If you have payments set up through KliknPay you will need to stop those as well.
Effective January 1, 2026, all payments should be remitted to Kings Charter through Stellar Community Management using one of the methods broken out below. Prior to the beginning of the year, we will send out statements to each homeowner electronically and via mail. Coupon books will then be generated for those who request them prior to February 26, 2026, for the remaining quarters.
If you wish to set up ACH Debit with our office, we are happy to take care of this for you. Please note, however, that a fee in the amount of $2.00 is assessed by the processor for each transaction. We have provided additional payment options for you below should you find that more convenient. Please ensure that payments are made out to Kings Charter Owners Association. If you remit payments through an electronic process, please ensure that you change your remittance address to the address listed below.

Online payments may be made by visiting our website: www.stellarcm.net and selecting Make a Payment at the top of the page. The link will direct you to a payment page which will allow you to make a one-time payment or set up an account for continuing payments. You will need the following information to complete your payment:
Management ID: 6591
Common Area Association ID: KCH
Account Number: Your account number is an abbreviation of your address. (Attached is a street listing and example of Account Number Abbreviations)
If your payment has already been sent to the prior management company, please rest assured that we will work diligently with them to ensure all funds are received and appropriately allocated. We would ask that you make any necessary adjustments for your upcoming payments to be submitted via the new payment options. If you have any difficulty setting up your payments, please reach out to our Director of Accounting at lreed@stellarcommunitymanagementllc.com.
We also ask that you please be on the lookout, within the coming weeks, for an invitation to your accounting portal with our company. This portal will provide you with information pertaining to the Association, your account balance, and additional payment options. The invitation will come through as “Enumerate” (portal go Enumerate and references the Association name). Invitations will be sent out to those with active email addresses within our systems, shortly after we have received your account balance / history from Associa.

How do I register for the Kings Charter Members Website?
The Kings Charter Members website is for use of Kings Charter residents only. If you own a house in Kings Charter and wish to register, contact the Kings Charter Clubhouse by email or by phone at (804) 550-2507.
