New changes to the ACC Guidelines for Fences

NEW FENCE GUIDELINES
6.11. FENCES
In an effort to promote an open community, the Covenants do not allow fences or hedges to be erected on any Lot except in accordance with a plan approved by the ACC. Further, fences in front of the house are not allowed by the Covenants. Fences should be unobtrusive.
6.11.1. Fence Styles
a. Permitted fence styles (see Appendix A for examples):
1. Board rail fences
2. Picket (straight, convex or concave)
3. Split-rail fences existing at the time these guidelines are adopted. No new split rail fences shall be erected. When a split rail with wire is in need of repair, it must be replaced with vinyl coated wire in either dark green or black.
b. Specifications:
1. The Covenants provide a preference for heights no greater that 42”; the ACC will approve heights up to 48”. Posts are not to be more than 6” above the top of the rail or pickets.
2. Pickets are to be spaced ½” apart.
3. The covenants generally require fences to be natural wood or stained in approved wood tones, The ACC may approve painted or stained fences in neutral, deep or earth-tone colors. Depending on the house color, the ACC may permit the fence to be finished to match the house.
5. (New) Landscape screening may be required along the outside or inside portion of fences to control visibility.
d Multiple Fence Styles on Same Lot: (No changes) Using more than one style of fence in the same yard is not permitted, except where portions of a fence already exist on the lot or adjoining lot. If fencing is already constructed on the property, additional proposed fencing must be of the same material, color and style as the existing fence.
6.11.2 Fence Locations: (No Changes) All fences shall be constructed entirely on the applicant’s property. The covenants prohibit fences which extend beyond the front elevation of the residence. Fences enclosing yards shall be constructed up to, but generally not on the property line.
6.11.3. Fence Orientation and Adjoining Fences: (No Changes) Fences with the supporting structure on one side shall be oriented with the finished side facing out from the yard. Where a new fence is constructed on a lot with an adjoining fence already in place at a property line, the new fence shall abut the end of the existing fence, using the existing fence as a portion of the yard enclosure.
6.11.4 – 6.15.2: (No changes)
A reminder to fill out an ACC form for changes to the exterior of your house and property since the Covenants prohibit every Kings Charter homeowner from making certain changes to their property without the prior written approval of the ACC.
